Stratford Hall, Weddington, NC

Having purchased land with an approved layout he did not much care for, my client (Greg Williams) approached me to design a conservation subdivision of the type I had been helping the Town of Weddington (near Charlotte) promote in its newly updated zoning ordinance. Of particular concern was the large number of “fanny-first” lots with their back ends fronting onto two major public roads, Accordingly, I turned those lots around, so that most of them would face onto one of those roads across a “foreground meadow’ consisting of a high-value “Conservancy Lot” (often 12-15 acres, not to be further subdivided). This special lot commanded a very high premium price, and qualified to be counted as protected open space, albeit of the “:non-common” kind (meaning that residents could enjoy viewing it, but not walking across it). Woodland trails for enjoyment by all the residents were provided around the small pond, adding value to every houselot (whereas in the original plan the pond had been parceled out to three or four surrounding lot owners.)
